Rental Policies

                                                                              RENTAL POLICIES AND PROCEDURES

Polices apply to all properties managed by K-Property Mgmt. Inc. E-mail for Hessler Historic Properties application and policies  as they may be somewhat different.

NO PETS (unless permitted in the building-pet fee is required)

NO WATERBEDS


NO PAINTING OR ALTERATIONS

NO HEAVY EQUIPMENT-PIANOS, EXERCISE EQUIPMENT, APPLIANCES ETC. WITHOUT PRIOR WRITTEN PERMISSION FROM THE OWNER/MANAGER. 

CARPET REQUIREMENT: Hardwood floors mulst have a minimum of 40% covered by carpet

APPLICATION, CREDIT CHECK AND REFERENCES REQUIRED from EACH person seeking residence. 

Lease required.

Lessee(s) must seek PRIOR WRITTEN  consent from owner/agent before lettin ANY OTHER person co-occupy the premises.

LEASE PERIOD is presumed to be one year.

APPLICATION FEE: There is a $50.00 application fee.* This is to be submitted with the application and is not refundable.


SECURITY DEPOSIT equal to one month's rent must be submitted with the application in order to reserve the suite.  No suite will be taken off the market until a full security deposit is received.**

RENT SPECIALS: Rent specials, if any, are applicable to 12 month lease terms only, are not renewable, and are one time only.

Keys are issued when the first month's rent is received.

 *If a co-occupant change is requested, the original co-occpant's application fee is NOT TRANSFERRED  to the new co-occupant.  EACH NEW APPLICANT MUST PAY A NON-REFUNDABLE $50. APPLICATION FEE.

**Payment of an additional month's rent may be required if the applicant has no credit history and/or there is a flaw in the credit. An additional non-refundable cleaning deposit is required for smokers.
